  • Located at 500 South Higgins Avenue, Missoula Montana. It is a mixed-use development with apartments, residential condos, retail, office, and restaurants. It will also have an underground parking structure.

  • This site will be re-developed by BERGQUIST and led by Cole Bergquist and team. Cole lived in Missoula for 15 years both as a student-athlete for the University of Montana, and as a young professional. He's led many successful projects in Missoula including The Reed - located across the street. He understands the sensitivity around re-developing this special site and values community involvement.

  • Yes, the project complies with the downtown masterplan and states the following:

    — New Mixed-use buildings with residential above retail and café’s on former surface parking lots.

    — The Missoulian Building becomes a tower for riverfront dining and residential on the river.

  • — There will be public access/plaza through the middle of the development from the corner of Higgins and 4th to the Riverfront trail.

    — Create public openspace

    — Ignite the Eastside of the Hip Strip

    — The development will provide much needed housing for Missoula.

    — The housing will be within walking distance to most needed services, which will reduce vehicle trips.

  • Plans are in very early stages, but we anticipate approximately 350 parking spaces to serve the development.

  • — Currently we are considering using mass timber for the structure of a relatively significant portion of the building.

    — We will be utilizing energy efficient mechanical and electrical systems and the systems will be evaluated through energy analysis.

    — High performance envelope systems will be incorporated.

  • — The design team will host an open house to gather ideas and preferences from the public. See details below.

    — The project is required to go through the City of Missoula Design Excellence process.

    — The developer and the design team have made presentations and had discussions with the City of Missoula, The Missoula Downton Association Board of Directors, The Hip Strip Society, The Downton Masterplan Implementation Team, Missoula Parks and Recreation, The Parking Commission, and others.

  • — The current zoning allows for 125 feet height.

    — Initial concepts have 4 different building types with varying heights.
